A lot of projects go off course from the very beginning. An inadequate budget based on inadequate space, time, and constraint estimations means ice-skating uphill for the rest of the project with weak defenses against possible costly change orders and schedule delays. We pride ourselves on thoroughly looking at a problem from as many angles as possible to maximize the chances of success. The best person to bring to the ideas table at the beginning is actually the person who is always brought in to finish projects whether to make a cardboard model reality or save the sinking ships. Accumulation of lessons learned is actually the best artist for feasibility studies. And when the beginning is good, the rest just sings.

Ontario mandates a new home warranty protection program for all new homes; the program is run and operated by Tarion. Normally, new homeowners navigate through this process on their own. But, why would you? If you’re feeling sick, you go to the doctor. If you’ve got a legal issue, you go to a lawyer. Why wouldn’t you use an architect to help you with your new home and be your scrapper to protect your interests against the developer?
The beginning is the most important: the Agreement of Purchase and Sale (APS), the Pre-delivery Inspection (PDI), and the 30-day warranty form. Real estate lawyers won’t see the conflicts relative to building design and specifications, they’ll be focused on the legal language of the APS. Let us review the architectural language before you sign on the dotted line. Also, who better to be your Designate for a PDI than an architect with talents for spotting deficiencies like a hawk?
